Overlook Renovation

Originally built in 1995, this home had suffered from severe building envelope failures, leading to water infiltration and mold, rendering it unsafe and poorly constructed. We performed a full renovation, stripping the structure down to the studs and rebuilding with quality, safety, and energy efficiency as our priorities.

We eliminated the methane-based heating system and installed a high-efficiency, all-electric ducted heat pump (18 SEER / 11 HSPF) that provides both heating and cooling, along with integrated air filtration and a heat recovery ventilation system. The water heating system was upgraded to a high-efficiency heat pump water heater (3.63 EF).

Damaged areas of the building envelope were re-sheathed, and the entire home was air-sealed using Aerobarrier and re-insulated with high-density cellulose. The original air changes per hour (ACH) exceeded 15; post-renovation, the ACH was reduced to 2.38, surpassing standards for even new construction.

We replaced the windows with high-efficiency triple-pane units, averaging a U-value of 0.14. To manage solar heat gain, we selected coatings that optimize comfort and performance based on window orientation and size.

In addition to the main residence, the property now includes two fully electric studio units, providing much-needed, sustainable housing in the area.
